Military Relocation to Jacksonville, Florida: The Complete PCS Family Guide
By Bailey Jordan | Realtor® & Military Relocation Specialist

If you've received PCS orders to Jacksonville, you probably have more questions than time. Where should you start looking? How do you choose an area when you're still stationed somewhere else? And how do you avoid falling in love with a house before you understand the commute or the financing? Here's how I help families turn a big move into a manageable plan.
Start with the everyday details, not the listing photos.
Before I send homes, I want to know your duty location, approximate arrival date, lender status, budget, preferred home and lot style, school questions and how you want to spend your time off. A house can look perfect online and still be wrong for your daily routine.
Talk with a lender early.
If you're considering a VA loan, work with a qualified lender who can review eligibility, entitlement, monthly payment estimates, closing costs and current requirements. A VA loan can be a useful option for eligible borrowers, but not every property or borrower situation is the same. I help with the real estate process and work alongside the lender; I don't issue loan approvals or determine eligibility. For current program rules, see VA.gov (opens in a new tab).
Compare Jacksonville and St. Johns County by what matters to you.
Rather than declaring one neighborhood the 'best,' we can compare commute routes, lot sizes, home age, maintenance, fees, nearby amenities and your own preferences. If you're considering Nocatee, the specific neighborhood can make a real difference. Read my Nocatee guide →
Use remote tours to ask better questions.
A video can show the flow of rooms, what the windows overlook, how a yard feels and details that polished listing photos miss. Ask about roof age, insurance considerations, HOA/CDD costs, inspections and what can't be confirmed without visiting. Virtual tours are a tool, not a substitute for due diligence.
Plan for surprises.
One family I helped was relocating from Europe. Their first contract fell through, but we kept communicating across time zones, broadened the search and used a two-day visit to focus on Nocatee. They went under contract on a different home within roughly a day of submitting their offer. Read the full story →
