Best Neighborhoods in St. Johns County for Families Moving to Northeast Florida

One of the most common questions I hear is, 'What's the best neighborhood in St. Johns County?' My answer is always another question: Best for what? The community that's right for someone who wants a large lot may be different from the one that works for someone who wants nearby amenities, a shorter commute or a particular home style.

First, tell me about the home and lot.

Are you looking for a larger backyard, less outdoor maintenance, a newer home or an established neighborhood? That answer can eliminate a lot of listings before we ever get in the car.

Then let's talk about location.

Where do you need to drive on weekdays? Are you working remotely? Would you rather be close to stores and restaurants, or are you comfortable trading convenience for more space? I want to know the actual destinations, not just the name of a city.

Nocatee

This is a great example of why neighborhood-level detail matters. I often explore Crosswater with buyers looking for newer homes and good-sized lots, the Town Center area with people prioritizing walkable conveniences, Austin Park/Greenleaf Village/Willowcove for access toward US-1, and Twenty Mile for buyers who want to explore larger lots. Specific properties vary. Read my full Nocatee guide →

SilverLeaf

Put it on your research list if you're comparing St. Johns County communities, but don't decide based on a name alone. We'll compare current home inventory, lot sizes, location, association documents and your own preferences.

Rivertown

Worth including in a side-by-side search when you're exploring different community settings. Let's evaluate the specific home, travel routes, fees and amenities you would actually use.

Shearwater

Another community to evaluate through the lens of housing style, budget, location and your day-to-day routine. We'll verify current offerings and costs rather than relying on outdated marketing descriptions.

Julington Creek / Fruit Cove

An area to compare if location and established neighborhoods are part of your search. We'll look at property-level details and commute routes, not assume every address offers the same experience.

Don't skip school and fee research.

If a particular school matters to you, we should check the actual property's current assignment through the school district. HOA dues, CDD assessments, insurance and taxes also affect affordability and can differ significantly between properties.

My advice

Start with three priorities you won't compromise on, and two things you're willing to be flexible about. Then we can compare real homes rather than chase a ranking that wasn't made for you. See all communities I work in.
